Slate entered this sector after the financial crisis, seeing an opportunity to acquire well performing real estate with high quality tenants at depressed valuations. Our view was that, even in a weaker economy and amid competition from e-commerce, Americans would rely on neighbourhood shopping centres for daily needs. We found real value, with properties selling for significantly less than replacement cost and peak value.
Today, the U.S. economy has recovered, but we continue to find attractive opportunities. Once we own the malls, we roll up our sleeves and find ways to increase rents, improve lease terms and drive occupancy.
Slate Retail REIT now owns 79 properties totaling approximately 10.2 million square feet. The portfolio is in excess of 94% occupancy and our anchor tenants are among the largest grocery retailers in the country.
